Below, you’ll find some documents that will be useful to starting your tenancy in one of our properties. Also, please use the form below to inquire about our properties, get on a waiting list, or find out information on anything else related to renting from Urban Pharm.
Approval Policy
To be approved for an apartment with Urban Pharm, you must first pass a background check to ensure the safety and happiness of our other tenants. Second, you must meet all of the following criteria:
- 1. A credit report free of judgments and/or previous real-estate related delinquencies.
- 2. A debt-to-income (DTI) ratio of less than 50%. This means that your rent and other monthly obligations cannot exceed half of your monthly income.
- 3. No evictions.
Deposit Policy
If you decide that you would like to rent one of our properties, we require a few things.
- 1. A completed application for all adults who will occupy the property. This can be found above.
- 2. A minimum of $100.00 towards the security deposit. We require this $100.00 to hold the property for 7 days. If 7 days passes without contact or additional deposit payment, we will resume showing the property to other potential tenants, and you will surrender the $100.00 for our rental loss. If you are denied for tenancy based on the above criteria, we will return the entire deposit less a $20.00 application fee.
- 3. A Utility Confirmation Form prior to moving in (this can be found above). This ensures us that you have switched the appropriate utilities, and also allows you to enroll in e-mail statements.
- 4. A Unit Condition Form once you move in (this can be found above). This allows us to ensure that you leave the apartment as you found it and to properly issue a refund of your security deposit.
Pet Policy
Single family homes allow pets on a case by case basis. Multi-Family properties do not allow pets. Full disclosure of all animals must be given to Urban Pharm prior to moving in. Permission will be given in writing.
Other Extras
All tenants must follow our Community Rules to ensure the happiness of all of our tenants. These rules can be found above. Urban Pharm issues monthly rental statements to all tenants to better communicate rental charges. Maintenance issues are always addressed quickly, with emergency concerns taking priority. Tenants have the opportunity to earn $100.00 off their monthly rent by referring a friend or family member. Other periodical mailings and newsletters are sent out to provide rent discount opportunities, as well as other information about getting the most out of your home.
